US interest in Golden Visa has surged by 50% after Trump’s election
- 19 January, 25
American interest in Greece’s five-year residence program, primarily based on real estate investments, is increasing due to the “Trump effect” and the impending end of Spain’s Golden Visa scheme, according to a report by a reputable international property consultancy. The analysis highlights a growing shift among Americans toward Greece as a preferred destination for alternative residency.
The trend, which began after Donald Trump’s 2016 election, remains strong. Following Spain’s announcement that its Golden Visa program will conclude in early April, interest in Spanish Golden Visas has risen sharply. However, Greece is emerging as a leading choice, with search data indicating a 50.4% increase in searches for “Greece Golden Visa” between October and December 2024, compared to a 21.6% rise for Spain’s program.
An expert from the consultancy explains that Spain’s program closure has spurred a wave of interest from Americans seeking European residency. “Greece is quickly becoming one of the most sought-after Golden Visa destinations in Europe,” the expert notes, attributing this trend to Greece’s affordability, investor-friendly policies, and burgeoning property market.
Greece’s Golden Visa requires a minimum investment of €250,000, significantly less than Spain’s program. Applications are processed in as little as three months, granting residency for the entire family for five years, with renewal options. The program does not require living in Greece or becoming a tax resident, provided the property investment is maintained.
The consultancy also emphasizes lifestyle benefits, including Greece’s favorable climate, stunning landscapes, political stability, strong economy, and high-quality education system. These factors, combined with the program’s accessibility, make Greece an increasingly attractive option for investors.
The report highlights that early investments in Greece could yield substantial returns as demand rises.
