Greek diaspora returns to country’s property market

More and more diaspora Greeks invest back in their homeland, as the search for a quality lifestyle meets the opportunities of the Greek real estate market. Behind every purchase, there is something deeper: A need to go back to the roots.
As Corina Saia, CEO of a real estate company, reports, in recent years there has been a significant increase in interest from Greeks abroad to buy a home in Greece. The Greek diaspora is returning, not only emotionally, but also practically, looking for properties that combine quality of life and investment interest.
Why now
The Greek real estate market in 2025 is in a phase of steady growth, but with prices that remain attractive compared to other European cities. According to data from the Bank of Greece, the annual price increase reaches an average of 8%, while in certain areas, such as the Athenian Riviera or the northern suburbs of the capital, it exceeds 12%, creating significant capital appreciation prospects.
“This momentum will not last forever,” notes Saia. “Expatriates who invest now not only secure a high-standard home, but also gain access to an asset with timeless value,” she adds.
At the same time, the non-dom tax regime allows tax residents abroad to transfer their tax residence to Greece with an annual fixed tax of 100,000 euros regardless of the amount of income they declare abroad. This regime has already attracted a significant number of investors, retirees and entrepreneurs.
The Athenian Riviera, centered on Vouliagmeni, Voula and Elliniko, has long been a point of reference, especially for those who desire a seaside lifestyle, discretion and a high level of amenities. Branded homes, new generation infrastructure and smart energy solutions are increasingly attracting the international Greek community.
However, as Saia mentions, the northern suburbs, such as Kifissia, Politia and Ekali, are also dynamically entering the picture. They offer comfort, privacy, access to international schools and a rich natural environment, making them an ideal choice for expatriate families planning to repatriate or buy a luxurious second home.

“Obtaining a home in Greece is not just about square footage or yield. It is a return to roots, family and a quality of life that is difficult to find elsewhere,” says Saia. She adds: “Having moved to Athens from Miami a few years ago, I deeply understand the demands and concerns of expatriates.
