Greece’s Short-term Rentals Hit Record Highs as Tourism Season Extends into Autumn

According to the latest statistical bulletin released by the Research Institute of the Greek Tourism Confederation (INSETE), Greece’s short-term rental market maintained strong momentum throughout the summer and September 2025, reaching historic highs.

The steady increase in available listings and occupancy rates demonstrates the maturity of the sector and signals a growing trend: Greece’s tourism season is gradually extending into the autumn months.

Record-High Listings and Strong Supply

Data shows that in July 2025, Greece had 246,000 short-term rental listings, rising to 247,000 in August — up 6% year-on-year, marking the highest level ever recorded.

Although the figure slightly eased to 245,000 listings in September, the overall supply remained at record levels.

At the same time, available bed capacity exceeded 1 million for the first time since April, maintaining strong performance throughout the summer.

In August, the number of beds reached 1.08 million, the highest total between 2019 and 2025.

Stable Occupancy Reflects Market Balance

Despite the rapid growth in supply, occupancy rates remained stable, highlighting a healthy balance between supply and demand.

During the 2025 summer season, occupancy rates were:

  • July: 51%
  • August: 58%
  • September: 45%

These figures were consistent with 2024, which INSETE noted as evidence of the market’s resilience and equilibrium.

Shoulder Season Strengthens, Tourism Becoming Year-Round

The report also points out the strong performance of the shoulder season — the months before and after the summer peak.

With 245,000 active listings and over 1 million available beds in September, demand remains robust beyond the traditional summer months, confirming that Greece is evolving into a year-round destination.

Although average stay duration declined slightly early in the year, it stabilized during mid-summer.

In August 2025, the average stay reached 4.2 nights (the highest of the year), followed by 3.8 nights in September, roughly in line with last year’s levels.

Short-Term Rentals Now a Core Part of Greece’s Hospitality Sector

INSETE’s research concludes that short-term rentals have become a key pillar of Greece’s accommodation industry.

They not only complement the traditional hotel sector but also support Greece’s transformation toward a sustainable, year-round tourism model that attracts both international travelers and long-term investors.
