Housing prices advanced 7.8% last year

Last year was another strong one for the housing market, as the average annual increase was 7.8% compared to 9.1% in 2024, according to the Bank of Greece’s sales price indices.
An important feature of the previous year is the impact that the “My Home II” program seems to have had on the prices of existing homes.
Based on the data, the prices of older homes (over five years old) increased at a faster rate compared to newly built homes, which is not usual under normal circumstances.
Older house prices increased in 2025 by 8.1% compared to 7.4% for newly built homes. In 2024, when the “My Home” program did not exist, the picture was the opposite, as the prices of modern homes had increased at an annual rate of 10.2%, compared to 8.4% for older homes.
But studying the market over the course of 2025, it should be noted the uncertainty that characterized new building plans due to new construction regulations.
That probably prompted some developers to proceed with discounts compared to their initial asking prices.
It is also clear that the increase in older properties would have been clearly milder without the “My Home” program, which concerns properties 20 years old and over (with a completion year no later than the end of 2007, and a building permit year no later than the end of 2005).
In the fourth quarter of 2025, price growth across Greece stood at 7.6% compared to a 7.4% increase in the same quarter of 2024 (compared to 2023). At the same time, this increase was milder compared to the third quarter, when prices had strengthened at an annual rate of 8.3%.
Another important conclusion that emerges from the BoG data is the gradual slowdown in the rate of price growth in Greater Athens.
That is a sign of market overheating and the inability of more and more households to respond to the increase in values that has occurred.
In all of 2025, prices in Greater Athens increased by 6.2%, compared to an increase of 8.6% in 2024.
In the fourth quarter, the annual increase did not exceed 5.9%, compared to an increase of 7% in the immediately preceding quarter.
