‘Green’ properties cost more

Properties with a Category A energy certificate are valued up to 125% higher than those in the lowest category, which have typically seen no upgrades over many years, as per a study by Spitogatos.gr. Presented by Dimitris Melachrinos, Managing Director at Spitogatos, during this week’s Prodexpo real estate conference, the research underscores the considerable value boost that energy-efficient improvements can bring.

The gap in prices between new and older apartments aligns with these findings, as new buildings generally fall into higher energy certification categories due to enhanced construction regulations. This also underlines the added worth that energy upgrades, such as photovoltaic panels, heat pumps, and thermal facades, contribute to properties.

Spitogatos.gr data reveals the greatest price difference for “green” homes is seen on the Aegean islands, especially the Cyclades, where eco-friendly homes cost up to 125% more than non-upgraded ones, averaging €2,500 more per square meter. In Attica, the difference is 101.5% or €2,213 per square meter.

In Athens, the largest concentration of energy-efficient apartments is in the southern suburbs (44%), followed by the northern suburbs (25%) and the city center (15%). Medium-energy homes are more evenly spread across these areas, while nearly half of low-energy homes are in the city center, followed by the southern and western suburbs.
