Keranis Residence, developed by Mercan Group, is a landmark residential development strategically located in Piraeus, Greece’s principal port city. Positioned near the Port of Piraeus and major commercial corridors, the project offers strong connectivity to Athens’ broader metropolitan area.
An investor at Keranis Residence has successfully received a Greek Residence Permit (RP) card in approximately four months, calculated from the date of online application submission to final card issuance.

Greek Residence Permit Issued in Four Months at Keranis Residence
The overall process duration, including onboarding, completion of payment, issuance of the blue paper, biometric submission, and delivery of the final residence card, was completed in around six months.
The application was handled by a highly experienced Greek law firm with more than 45 years of professional practice, bringing long-standing expertise in immigration and real estate law. This level of experience supported accurate document preparation, orderly submission sequencing, and consistent coordination with the relevant authorities throughout the process.
From a project perspective, Keranis Residence qualifies as a Class A property under the Greek Golden Visa framework, supported by a clear legal structure and fully transparent documentation. As a result, the investor was able to execute the purchase agreement within one week and proceed with immediate application submission, avoiding delays commonly associated with document clarification or title verification.
This case reflects how legal experience, early-stage readiness, and property-level compliance can contribute to efficient processing timelines within the Greek Golden Visa program when the transaction and application steps are aligned from the outset.
