Athenian Riviera Sees Surge in Under-40 Property Investors Focused on Long-Term Value

The Athens Riviera is undergoing a major shift in investment trends.
Recent data shows that one in four property investors in the area is now under 40, signaling a new wave of younger buyers who are redefining the luxury real estate market along Athens’ southern coastline.
A New Generation of Investors: From Short-Term Profit to Long-Term Value
According to Corina Saia, CEO of Premier Realty, this new generation brings a completely different investment mindset.
“Unlike previous investors who mainly sought short-term rental income, young buyers today are more focused on long-term value growth and stable wealth accumulation,” said Saia.
Statistics show that 60% to 70% of investors under 40 purchase properties primarily for long-term capital appreciation over the next decade, while only 30% to 40% prioritize rental income.
Saia noted that although short-term rental yields have tightened, the potential for capital growth has strengthened. This shift reflects a maturing and more stable market, where investors are now emphasizing quality, durability, and asset preservation.
Southern Hotspots Rising: Young Buyers Favor Sea-View Homes and High-Potential Areas
Young investors are particularly drawn to sea-view villas and high-end apartments, with typical investments ranging from €1 million to €5 million or more.
As property prices in central Athens continue to rise, buyers are increasingly turning their attention to southern coastal areas such as Anavyssos, Sounio, and Lavreotiki — regions now viewed as having the strongest future growth potential.
Premier Realty estimates that 20% to 25% of Athens Riviera investors are now under 40, almost double the 8% to 10% recorded five years ago.
This trend marks the Riviera’s transformation from a traditional vacation luxury zone into a year-round residential and sustainable investment hub.
