ENFIA: The new tax returns and the new schedules

ENFIA payments begin a month earlier this year, and are now broken down into 12 monthly installments. The first installment must be paid by the end of March and the last by the end of February 2026, while in the case of a lump sum payment, no discount is provided.
On the contrary, discounts of 10% to 50% are provided this year for those who have their properties insured or, due to low incomes, ensure payment of half the property tax (a full exemption is also provided under specific income conditions and for areas affected by natural disasters).
The AADE temporarily closed (as of last midnight) the corrections and changes platform in E9 of 2025 in order, as happens every year, to begin the ENFIA settlement process. According to recent statements by the Governor of the Hellenic Property Tax Authority, George Pitsilis , the settlement notices are expected to be posted within the first ten days of March. The bill for 7 million property owners is estimated to be close to 2.3 million euros this year.
The reductions
A reduced ENFIA tax of 10% to 20% will be granted this year to those who had their homes insured in 2024 for fire, earthquake and flood with a minimum insurable amount of 900 euros per square meter. It is estimated that the beneficiaries of this specific discount will be approximately 250,000 this year , just 35,000 more than last year (251,171).
The number of insured homes that meet the requirements for reduced ENFIA has increased, but not drastically, despite the incentive of a double discount for homes worth up to 500,000 euros. Hundreds of thousands of property owners will lose the discount this year because while they have insured their homes, they have not included all three required coverages for flood, fire and earthquake, which opens the gates to reduced ENFIA, always under the condition of an insurable value of 900 euros per square meter (1,000 initially for 2024 but limited to 900 euros).
Insured homes are estimated at 1.1 million out of a total of 6.3 million, but only 250,000 have coverage for all three risks, with an insurable value of at least 900 euros per square meter and are eligible for the discount.
Those who meet the conditions will receive a 20% discount for properties with an objective value of up to 500,000 euros, while for properties of higher value the discount remains at 10%. In fact, for the latter, if there is no insurance on the property, in the event of natural disasters, a provision of the law stipulates that they are not entitled to compensation .
