Portugal Luxury Real Estate Market: A Balcony Can Increase Property Value by 10%

According to idealista data from the first quarter of 2026, luxury homes with balconies in Portugal are, on average, around 10% more expensive than comparable properties without balconies. For premium buyers, a balcony is not just an outdoor space. It represents natural light, views, privacy, and a higher-quality urban lifestyle.
This is especially relevant in high-density city centres such as Lisbon and Porto, where the supply of luxury homes with balconies remains limited, making these properties more likely to command a price premium.
How Much More Expensive Are Luxury Homes with Balconies?

From a pricing perspective, the impact of a balcony is significant. In Lisbon, the reference price for a luxury home with a balcony is around €1,638,000, approximately 12% higher than a comparable home without a balcony, equivalent to an estimated increase of around €175,500. In Porto, the reference price for a luxury home with a balcony is around €1,550,000, with a premium of around 13%, representing an estimated value increase of approximately €178,300.
Although Setúbal does not have a disclosed median price, the data shows that the supply of luxury homes with balconies in the district increased by 60% year-on-year. Based on Portugal’s national average balcony premium of around 10%, a balcony could represent an estimated value difference of around €139,600.
Where Are Luxury Homes with Balconies Most Available?

The data shows that Lisbon and Porto together account for 77% of Portugal’s luxury homes with balconies, confirming their position as the core markets for premium residential property.
However, both markets also show a clear supply gap. In Lisbon, the supply of luxury homes with balconies fell by 14% year-on-year, and there are 45% fewer luxury homes with balconies than without. In Porto, although supply increased by 5%, homes with balconies are still 25% less available than those without balconies.
This helps explain why balconies carry greater value in these cities: not simply because they are “nice to have,” but because they are becoming increasingly scarce in prime urban locations.
Setúbal: An Emerging Growth Market to Watch
By contrast, Setúbal shows a very different trend. Although it currently represents only 3% of the national supply of luxury homes with balconies, supply increased by 60% year-on-year, while homes with balconies are 48% more available than luxury homes without balconies.
This suggests that Setúbal is becoming a more dynamic growth market within Portugal’s high-end residential sector. As buyers place greater emphasis on larger living spaces, coastal lifestyles, and outdoor areas, locations such as Setúbal — close to Lisbon but with lower residential density — are attracting more market attention.
In the past, luxury home valuations were mainly driven by location, size, building age, and interior standards. Today, outdoor space is becoming an increasingly important variable in Portugal’s premium property pricing. In the Portuguese luxury real estate market, a balcony is no longer just a “bonus feature”; it is becoming a key factor influencing property value and future resale liquidity.
