Rental rates slowing down in Attica and Thessaloniki

According to the latest annual residential rent survey by RE/MAX Hellas, Greece’s rental market in 2025 shows a clear divergence trend. While rental growth in Attica and Thessaloniki is slowing down, other regions of the country are experiencing faster rent increases.

National Trends

Across Greece, the average rent increased by 4.3%, down from 5.6% in 2024.

In Attica, rents rose by no more than 4.5%, compared to a 7.6% jump last year. Since RE/MAX data is based on actual signed rental contracts, the shift reflects limited room for further increases amid strained household purchasing power.

Meanwhile, rents in other regions saw the strongest rise at 5.3% (versus 4.4% last year), suggesting these markets are catching up with major cities after a typical lag of several months.

Thessaloniki also showed a slowdown, with rents up 3.3%, compared to 4.3% in 2024.

Attica Region: Rent Levels and Key Areas

In the Attica region, the average rent now stands at €8.9 per square meter.

This means an 80 m² apartment costs around €700 per month, while the average private-sector net salary is only €1,150–1,200 (€1,415 gross).

Despite strong demand for high-quality housing, the limited supply continues to keep rents elevated — especially in popular neighborhoods.

Athens City Center

  • Average rent: €9.3/m² (up 5.6% year-on-year)
  • Most expensive area: Kolonaki (€14/m²)
  • More affordable areas: Kypseli (€7/m²), Patissia (€7.2/m²), Vyronas (€7.2/m²), Kaisariani (€8.2/m²)
  • Other popular high-priced zones: Koukaki (€9.5/m²), Exarchia (€9.6/m²), Zografou (€9.4/m²), Neos Kosmos (€9.8/m²)

Southern Suburbs: Still the Highest Rental Prices

  • Average rent: €10.7/m² (up 5.5% in the past 12 months)
  • Lower-priced areas: Argyroupoli (€8.6/m²), Kallithea (€9.3/m²), Nea Smyrni (€9.9/m²), Palaio Faliro (€10/m²)
  • Luxury areas exceeding €11/m²: Elliniko (€11/m²), Alimos (€11.3/m²), Voula, Varkiza, and Vari (€12/m²)

Northern & Western Suburbs: Sharp Contrasts

Northern Suburbs

  • Average rent: €10/m² (up 4.1%)
  • More affordable: Agia Paraskevi (€8.8/m²), Holargos (€9.3/m²)
  • Premium areas: Neo Psychiko (€11/m²), Filothei (€12/m²)

Western Suburbs

  • Average rent: €7/m² (up 2.9%) — still the lowest in Attica
  • Piraeus & Surrounding Areas
  • Average rent: €7.5/m² (up from €7.2/m² last year)

In 2025, the Greek rental market is defined by a “city slowdown, regional acceleration” pattern.

While rental increases in Attica and Thessaloniki have moderated, housing shortages and high home-buying costs continue to support strong nationwide rental demand.

For tenants, choosing suburban or emerging neighborhoods is becoming an increasingly cost-effective housing strategy.
