House price hikes across Greece

Outside of Attica, the large hikes in house sales prices have begun to be transferred especially to areas where the acquisition cost is still affordable and there is a significant prospect of future capital gains. For example, while in Attica the average annual increase in 2024 did not exceed 5.7% at the end of the year (compared to the first quarter), in other regions of the country, such as Eastern Macedonia and Thrace, but also Western Greece, price increases of 11.6% and 10.2% were recorded, respectively.

However, these are also regions where the cost of purchasing a home is half that of Attica. According to an analysis by the real estate agency network eXp Realty Greece, which was based on data from Spitogatos.gr, the average asking price was 1,242 euros per square meter in the fourth quarter in Eastern Macedonia and Thrace, compared to €2,450/sq.m. in Attica. In Western Greece the rate reached €1,330/sq.m. and in the Peloponnese, where there was also a significant increase in prices by 9.4%, the average asking price amounted to €1,460/sq.m.

An indication of the inequalities between the individual regions of the country is the fact that in Western Macedonia, which is the cheapest region, the average selling price of a house, despite increasing by 5.3%, did not exceed €660/sq.m, being four times cheaper than that in Attica.

The second cheapest region is that of the North Aegean, where the average rate reached €1,140/sq.m, recording an increase of 4.7%. In Central Greece a decrease in asking prices was observed, as they fell by 2.5% to €1,207/sq.m. at end-2024, from €1,240/sq.m. at the beginning of 2024.

On the other hand, the most expensive region is not Attica, but the South Aegean, where the average asking sale price at end-2024 was €2,790/sq.m., 4.2% higher than a year earlier. This is a clear indication of the large increase in the sales prices of luxury holiday homes.
